The site is zoned R-3, Multiple Family Low Density Residential Ar.ca which would <br /> allow this usc. <br /> 2. A detai].ed drawing shall be submitted Lo the Public Works Department showing parY.inq <br /> layout, landscapinq, driveways, stor.n drainage, and all required improvements to the public <br /> right-of-way. Public Works Dept. approval of these drawings is required before any <br /> permits are issued. All improvements shall be completed before the Occupancy Permit is <br /> issued. <br /> 3. Developer shall be required to meet the provisions of Ordinance 555-76. <br /> Improvements to the right of way shall include the following: <br /> (a) Extruded curb on 43rd St. shall be removed and replaced with A-1 curb <br /> and yutter and 5 foot concrete sidewalk. � , � <br /> (b) Sidewalk on Colby shall be widened to six feet. <br /> (c) hfieelchair ramps are required on the corner. <br /> 4. Access shall be from 93rd St. and the alley only. . � <br /> � <br /> 5. During construction all truck traffic to and from the site wichin the City <br /> of Everett shall be on arter.ial streets unless othezwise approved by the Public <br /> works Department. <br /> 6. On-Site detention with provision for oil removal is required. Drainage calculations <br /> are to be submitted with the attached cover sheet. . <br /> Public 47orY.s Department approval of grading and temporary erosion control plans <br /> with provision for sediment removal is required before commencing site preparation. <br /> 7. The existing 6" water main on Colby Avenue shall be extended approximately <br /> 100 feet to the south in order to provide water service to the site. <br /> B. A fire Iiydrant is required within 200 feet of all buildings. <br /> Additional information is required to determine the adequacy of water press�re <br /> for fire protection in the area. <br /> 4� Parking must be designed in conformance with code requirements and a minimum of S� <br /> landscaping in parking area must be provided. Landscaping is required on Colby and <br /> 93rd frontage.
