The site is zoned R-3, Multiple Family Low Density Residential Area which would <br /> allow this �se. <br /> i <br /> 2. A detailed drawing shall be submitted to Lfi� Public wnrks Deparlment showing parking <br /> layout, landscaping, driveways, storm drainage, and all required improvements to the puUlic <br /> right-of-way. Public WorY.s Dept, approval of these drawinys is required before any ' <br /> permits are issued. All. i.mprovements shall be completed before the Occupancy Permit is � <br /> issuea. <br /> .3. Ueveloper shall be required to meet the provisions of Ordinance 555-78. ' <br /> Improvements to the right of way shall incl.ude the followir,g: <br /> (a) Extruded curU on 43rd St. shall be removed and replaced with A-1 curb <br /> and yvtter and. 5 foot concrete sidewalk. . . <br /> (b) Sidewalk on Colby shall Ue widened to six feet. <br /> (c) W:�e�lchair ramps are required on the corner. <br /> 9. Access shall be frum 93rd St, and the a12ey only. • <br /> 5. During construction all truck tiaffic to and from the site within the City <br /> of Bverett shall be on arterial streets unless otherwise approved by the Public <br /> Works Department. <br /> 6. On-Site detention with provision for oil removal is required. Drainage calculations <br /> are to be suhmitted with the attached cover sheet. . <br /> Public Wor.Y.s Department approval of grading and temporary erosion control plans <br /> with provision for sedim�nt removal is required before commencing site preparation. <br /> 7. Th�y existing G" water main on Colby Avenue shall be extended approximately <br /> 100 fee� to the south in order to provide water service to the site. <br /> 8. n fire liydrant is required within 20D feet of all buildings. <br /> Additional information is required to determine the adequacy of water pressure <br /> for fire protection in the area. <br /> q� Yarking must be designed in conformance with code requirements and a minimum of 5$ <br /> landscaping in parking area must Ue provided. Landscaping is requimd on Colby and <br /> 93rd frontage.
