NON-CONFORMING USE PFRMIT ii2 <br />Attachment: C'onditions <br />1. That the curb cuts be eliminated on all the frontage with the exception of one � <br />major curb cut to be provided as shown on the site plan dated January 26, I <br />1981. <br />2. That the maximum time allowed for storage of vehicles on the subject <br />property is two weeks. After a vehicle has been stored on the subject <br />property for two weeks, the Applicant must remove it from the lot. <br />3. Storage on the Applicant's property is to be limited to those vehicles that are <br />to be serviced by the Applicant. <br />4. 'Chere shall be no outdoor storage of any vehicles that are being stripped for <br />parts or that are being used for parts in the repairs of other vehicles. <br />5. That a specific planting plan for the site be submitted to and approved by the <br />Planning Department prior to issuance of building permits. This plan shall <br />call for evergreen trees, a minimum of 6 feet in height along the southern <br />property line of the subject property and shall also include dense shrubbery to <br />prevent headlights projecting onto adjacent residential properties to the east. <br />This plan shall also provide visual screening of the parking area from Colby in <br />a manner that is acceptable to the Transportation Engineer. His review is <br />required to insure that proper sight distance is maintained at the entrance to <br />the site. <br />6. That a 120% bond or other acceptable financial commitment be provided to <br />cover landscaping costs. This bond shall be submitted prior to issuance of any <br />building permits and all street and site improvements. <br />7. That all parking of vehicles related to the Conaway Motors operation shall <br />occur off the Publir Right-of-way. <br />8. The two additional feet of right-of-way must be dedicated along the property <br />irontage adjacent to the aliey. <br />y. Thai a catch basin be provicied at the north end of the alley to stop storm <br />drainage from crossing the sidewalk. <br />!0. That standard sidewalk improvements will be required on 52nd and Coiby. <br />11. All of the parking spaces on the south portion of the site shall be striped and <br />clearly signed for employee and client parking. <br />12. That the Applicant is bound by the site plan and design elevations as amended <br />by this report. Any major deviation from this site plan as determined by the <br />Planning Director shall be submitted for review by the Hearing Examiner and <br />City Council prior to construction. <br />13. That a preconference conference be held involving the Applicant, contractor, <br />and Building, Planning and Public Works Departments. <br />14. The Planning Department of the City of Everett, shall have the authority to <br />inspect the subject property for any violations of these conditions. tf there <br />are any violations, the Planning Department may ask that this hearing be re- <br />opened for the purpose of either modifying the Conditional Use Permit or <br />r�voking it. <br />� <br />
