FINK. LARATION OF NON -SIGNIFICANCE <br />#78-115 <br />Description of Proposal <br />The proposed acticn is the issuance of building permits to allow the construction o: <br />approximately 1.5 condominium units on an approximately 22,500 square foot parcel. <br />The following factors were considered and the listed requirements were placed in <br />response to comments submitted during the environmental checklist review of this <br />proposal: <br />1. The proposed site is zoned R-3, multiple family low density residence zone, which <br />would allow this use. <br />2. Three single family residences which currently exist on the site must be <br />demolished to allow for construction. <br />3. Access is proposed via both Colby Avenue and the alley to the East of the site. Access, <br />circulation and parking design must be approved by the Public Works Depart=ent, <br />and standard asphalt alley improvements are required in conformance with Public <br />Works checklist comments. <br />4. Drainage must be designed in conformance with the City's Drainage Ordinance. Drainage <br />retention must be provided. <br />5. Fire -Hydrants must be provided within 200 feet of all buildings. <br />6. Noise generated by traffic on adjacent streets averages 67 dBA with peaks to <br />74 'dBA..
