SEPA DETERMINATION OF NON -SIGNIFICANCE <br />SEPA #34-90: Prentice -Noble Partnership Rezone <br />DESCRIPTION OF PROPOSAL: The proposed action is to allow for the <br />rezone of eight (8) existing lots of approximately 2.06 acres in the <br />5500-5600 block of Colby Avenue, from existing R-1: Single Family <br />Detached Low Density to R-3(L): Multiple Family Low Density.The <br />requested rezone designation is consistent with the City's General <br />Comprehensive Plan designation of Multiple Family Residential 10-15 <br />dwelling units per acre for the site. The rezone would also permit the <br />construction of a brick and cedar residential duplex building in <br />addition to the existing single family residence on lot 7. Vehicular <br />access will be provided from the alley, adequate on -site parking and <br />effective landscape screening, per code requirements, will be provided <br />for the proposed duplex and any future development on the rezoned <br />sites. <br />PROPONENT: The Prentice -Noble Partnership <br />Gregory & Kathleen S. The Washington State Clean Air Act requires the use of all known, <br />available, and reasonable means of controll;ng air pollution, <br />including dust.
