Exhibit B <br /> Property Use Restrictions: <br /> The following uses are prohibited on the property: <br /> • Any use with outdoor fabrication, processing, or storage. <br /> • Repair of motor vehicles, unless entirely enclosed within a building. <br /> • Fuel sales <br /> • Self storage <br /> • Adult use businesses <br /> Building Design Requirements: <br /> • Any building(s) existing or constructed on the property must provide at <br /> least 50% clear "vision" glass windows or glazing for those facades along <br /> Pacific Ave and along Cedar Street within the bottom 10 feet of the façade <br /> area. <br /> • For any new development including parking, vehicle access will all come <br /> from the alley. No vehicle access from Pacific Avenue or Cedar Street. <br /> The existing building may have vehicle access using the existing curb cuts <br /> on Cedar Street as long as the sidewalk and street are not blocked by <br /> deliveries or parking. <br /> • If a new building is built then all vehicle access will be from the alley and <br /> the curb cut along Cedar will be removed and landscaping put in between <br /> the back of the sidewalk and the building. The landscaping along the <br /> street frontages shall be Type III with 10 feet of landscaping minimum on <br /> the property next to any parking. <br />
