("Tenant"). <br /> 1, PREMISES. Landlord hereby leases to Tenant and Tenant hereby leases from <br /> Landlord those certain Premises commonly known as 4929 Ever�xeen Way, Everett, Washington <br /> 98203, consisting of approximately 1,380 square feet, �vhich is a portion of the propeRy <br /> common]y known as CLAREMONT VILL,AGE SHOPPING CENTER, located in Snohomish <br /> County, Washington, which is legally described on Exhibit A ("Shopping Center"), attached <br /> hereto and incorporated herein by this reference, and is outlined on Exhibit B, attached hereto <br /> and incorporated herein by this reference(the "Premises"). <br /> 2, TERM EARLY TERMINATION OPTION. POSSESSION. <br /> 21 ']'enn. The term of this Lease shall be five (5) years from the Lease <br /> Commencement Date ("Lease Term"), unless provided hercin. The Lease Commencement Date <br /> shall be the earlier of a) 60 days following the Pussession Date or b) the date Tenant opens for <br /> business to the public("Lease Commencement Date"). <br /> 2,2 TenanYs Early Termination Option: If, at any time during this Lease, die <br /> Washington Deparhnent of Licensing disallows their current practice of outsourcing driver's <br /> license testing, Tenant may, after tlie first two years of the Lease Term and with 90 days written <br /> notice, exercise its option to terminate this lease early. <br /> 2,3 Possession: Tenant will be entitled to possession of the Premises upon fu11 <br /> execution of this Lease and receipt of keys to premises ("Possession Date"). RENT. <br /> 3.1 Rent Commencement Date.
