' , { �' <br /> INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br /> the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must eomply with all ordinances in effect at the time a complete building permit application is Cled, <br /> including those not specitically set forth herein. (Exception: For vestirg under the Zoning Code, please <br /> refer ro Section 44 of the Zoning Code). Contact the Planning Department for information regarding appeals <br /> processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with Ciry Design <br /> and Construction Standards shal] be submitted to the Public Works Department, showing site parking <br /> layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all required <br /> improvements in the public right-of-wly. Public Works Department approval of these drawinos is <br /> requir:d prior to any permits being issued. All improvements shall be completed, approved and <br /> warranted before the Occupancy Permit is issued/final approval is granted. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards for Development. <br /> The zoning code requires a minimum of 69 off-street parking spaces. The City of Everett Planning <br /> Director grants approval of a request by the Assistanca I.eague of Everett to reduce the rec�uired number <br /> of off-street parking spaces from 76 to 69. EMC 19.34.070.A gives the Planning Director, using Review <br /> Process II, the authority to allow a reduction in the number of off-street parking spaces of not more than <br /> 10% if supported by the City Traffic Engineer. <br /> 3. This project must comply with the current Washington State Building Code and City of Everett Sprinkler <br /> Ordinunce. Pe�mits are required for all construction. <br /> 4. Special charges Por connection to the sewer and water systems in accordance with Ordinance 1998-94 <br /> and subsequent revision are applicable. These charges are based on projected water usage and can be <br /> substantial. Applicznt is encouraged to obtain a copy of the Ordinance and determine estimated charges <br /> prior to building permit application. The actual charges shall be computed by the Public Works <br /> Department per the ordinance in effect at the time and according to the information on the approved <br /> plans at the time of building permit issuance. <br /> 5. The unused driveways on this proposal full frontage must be removed and replaced with curb, gutter and <br /> sidewalk per City standards. <br /> 6. Lack of comment on the plans submitted with the application does not constitute approval of these plans. <br /> 7. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 8. City streets and nlleys are ro be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspecror. <br /> 9. A one-year wa�ranty is required on the public improvement for an amount not less than 10% of the cost <br /> of conswction and shall run for one year from the date of fin11 approval/issuance of the first Occupancy <br /> Pernvt. <br /> 10. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per City <br /> Design and Constniction S[andards and Specifications for Development. <br /> 11. Any broken or damaged side�valk shall be repaired/replaced per the City Public Works Inspector. <br /> 3 �� <br />
