A public sewer main on the site will require relocation as a result of the proposed projecL Relocation of <br /> the main shall be the developer's responsivility und shall occur at the developer's expense. <br /> Alternatively, if all upstream flows can be eliminated from the main, the city will entertain abandonment <br /> of the main from this proposal's north property line south to its terminus. <br /> 15. Available fire flow may be limited at this site. When the Fire Department detcrmines the required fire <br /> floiv, the City will analyze the water system and determine if improvements are required. Any <br /> improvements necessary to meet the requirements of this development shall be the responsibility of the <br /> developer and shall occur at the developer's expense. <br /> 16. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the Zoning <br /> Code. All garbage dumpsters and recycle bins must be screened from view from thE street and from <br /> adjacent properties. 1'his screening may be done using dense vegetation or by placing the dumps[er or <br /> recycle bin ir_ a sductural enclosure. For speciGcs on design of refuse and recycling facilities, contact <br /> Rubatino Refuse.F.emoval, Inc. at 259-0044 for areas generally north of 112th Street. <br /> 17. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br /> Code. <br /> 18. The building must setback a minimum of ten feet from the rear property line (Evergreen Way). Building <br /> heigh[ shall be a±naximum of 35 feet. <br /> 19. Landscaping must be provided per the revised landsclped plan dated November 19, 2002. The City of <br /> Everet[ Planning Department gran[s approval of a request by the Assistance League of Everett to <br /> eliminate the required five-foot wide landscape strip along a portion of the interior east property line and <br /> to reduce the amount of landscaped area �vithin the interior of the parking lot from 1,667 square feet to <br /> 1,567 square feet. Subsection 35.070.A. of the Ciry of Everett Zoning Code gives the Planning Director, <br /> using Review Process I, thc authority to modify the required landscaping. Review Process I is a written <br /> decision by the Planning Director which approves, disapproves, or approves with conditions the proposal <br /> of the applicant. The ]andscape plan shows a greater numher oF trees tlian required by the zoning code <br /> along Evergreen Way and the interior property lines. <br /> 20. Evergreen Way is a Gateway Corridor. The design of the site, building, and landscaping along <br /> Evergreen Way should be of a quality that upgrades and enhances the aesthetic character of the City in <br /> general and die immediate areas in particular. <br /> 21. When access to or within a structure or an area is unduly difficult because of secured openings or where <br /> immediate access is necessary for life saving or fire-fighting purposes, the Fire Department may <br /> recommend or require a key box to be installed in an accessible location. A rapid entry system may also <br /> be desirable in order to avoid unnecessary damage while making entry to any building during an <br /> emergency situation. Fire lanes shall be identified <br /> by red curbs with whi[e stenciling stating "NO PARI{ING - FIRE LANE" and vertical signs s[a[ing "NO <br /> PARKING - FIR�LANE - TOW AWAY ZONE." Location shall be approved by the Fire Marshal. <br /> 23. H drants - Two (2) available hydrants are required. They shall be located within 200 driving feet but no <br /> closer than 50 feet of every structure. Location of hydrants shall be approved by the Fire Marshal. <br /> 4 �j <br />
