Landscape Category B requires that this site <br /> provide a ten-foot wide landscape strip along the residcntially zoned property to the eust <br /> and a five-foot wide lundscape strip along the side property line to the south. The <br /> applicant proposes to deviats from the ten-foot wide landscape strip that is required along <br /> the cast property line because of the location of ti:e proposed retaining wall. <br /> € <br /> Subsection 35.070.A. of the City of Everett Zoning Code gives the Planning Director the = <br /> authoriry to modify the required ]andscaping if the applicant proposes an altemative <br /> method of landscaping that would achieve the intent and purpose of the landscaping � <br /> required in this Ordinance and in which the Planning Director determines to "provide � <br /> superior quality through the use of native vegetation existing on site, preservation of <br /> groves oi trees, ... or through other means". <br /> i <br /> The applicant proposes shrubs along the north and south sides of the vault. The applicant � <br /> proposes no landscaping along the east property line since the vault will not be visible { <br /> from the property to the east. A fence already exists approximately five feet from the ! <br /> property line. Mature vegetation exists on the east side of the fence. j <br /> ! <br /> Condusion: Native vegetation on the east side of the fence will be preserved. The <br /> shrubs to be planted must be a minimum of two feet in height. <br /> S. The generation of nuisance irritants sach as noise, smoke, dust, odor, glare, visual <br /> blight or other undesirable impacts. <br /> Finding: Construction of the site will result in a small amount of noise and dust. Aftcr <br /> censwction of the site there will be no increase in noise, smoke, dust, odor, and glare. <br /> Conclusion: Generation of nuisance irritants will be minimal. � <br /> 9.
