. � ( <br /> INFORMATION FOR DEVELOPER: II <br /> The following ir�formation is provided for the developers benefit. These are not SEPA <br /> conditions. All requirements are preliminary in nature, and are based upon the <br /> preliminary site plan and the ordinances in effect at time of submittal for SEPA review. <br /> The proposal mus: aomply with all ordinances in effect at the time a complete i <br /> building permtt application is filed, including those not specifically set forth <br /> hereln. (Exception: For vestmg under the Zoning Code, please refer to Section 44 of <br /> the Zoning Code). Contact the Planning Department for mformation regarding appeals <br /> processes for the requirements listed in this document. <br /> 1. A Public Worics Permit is required for this project. Detailed drawings in <br /> accordance with City Dpsign and Construction Standards shall be submitted to <br /> the Public Works Department, showing site parking layout, landscaping, utilities, <br /> storm drainage, temporary construct�on erosion control, and all required <br /> improvements in the public right-of-way. Public Works Dep.3rtment approval of <br /> these drawings is required pnor to any permits being issued. All improvements <br /> shall be completed and approved warranted before the Occupancy PeRnit is <br /> issuedlfinal approval is granted. <br /> 2. Full standard half street improvements are required to Highway Place, including <br /> but not limited to curb, gutter, sidewalks, street widening and dramage control <br /> per City Design Standards. <br /> 3. Parking must be per City Zoning Code and City Design and Construction <br /> Standards for Development. For a 5,920 square foot retail building, a minimum <br /> of 20 parking stalls are required. A minimum of one handicap space must be <br /> provided. <br /> 4. A five foot easement for sidewalk and utilities must be dedicated ta the City fnr <br /> widening of Evergreen Way. <br /> 5. My grading�ll on this site shall be done so as to not impact the swro:.mding <br /> properties. <br /> 6. This project must comply with the current City of Everett Building Code and <br /> Sprinkler Ordinance. <br /> 7. Special charges for connection to the sewer and watsr systems in accordance <br /> with Ordinance 1998-94 and subsequent revision are applicable. A credit will be <br /> given for the existing building toward these connection charges. <br /> 8. Provide walkway nom building to public sidewalk. <br /> 9. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> construction. Dust suppression and street cleaning must occur as directed by <br /> the Public Works Inspector. <br /> 10. A one year warcanty is required on the public improvement for an amount not <br /> less than 10°� of the cast of construction and shall run for one year from the date <br /> of final approval/issuance of the first Occupancy Permit. <br />
