. �� � <br /> 11. A Perfortnance Guarantee is required for street improvements on Highway Place <br /> prior to any building permit being issued. <br /> 12. The proposed parking lot design submitted will require slight modification to <br /> meet City standards and to account for proposed signal pole. <br /> 13. Placement and screening of refuse disposal areas must be provided per Section <br /> 39.080�i the Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all <br /> multiple family, commercial, industnal, and institutional developments and <br /> shall not be located in a required front setback arga. <br /> b. All garbage dumpsters and recycle bins must be screened from view from <br /> the street and from adjacent properties. This screening may be done <br /> using dense vegetation or by placing the dumpster or recycle bin m a <br /> stn�ctural enclosure. <br /> c. For specifics on design of refuse and recycling facilities, contact Rubatino <br /> Refuse Removal, Inc. at 259-0044 for areas generally north of 112th <br /> Street. <br /> 14. Any rockeries or retaining walls proposed in reyuired setback areas must be in <br /> conformance with Section 39.150 of the Zoning Code. <br /> 15. Rooftop mechanical equipment, including vents, must be screened per Section <br /> 39.040 of the Zoning Code. <br /> 16. There are no required building setbacks. Building height shall be a maximum of <br /> 35 feet. <br /> 17. Landscaping must be provided per Section 35 of the Zoning Code. At a <br /> minimum this must include the following: <br /> a. A landscape strip a minimum of ten feet wide must be provided along <br /> Evergreen Way and Highway Place, except for the driveway. This area <br /> shall be planted with Type III landscaping. <br /> b. A landscape strip a minimum of five feet wide must be provided along the <br /> north and south property lines except where the building is located. This <br /> area shall be planted with Type III landscaping. <br /> d. A minimum of 350 square feet of landscaping shall be provided in the <br /> interior of the parking lot for the 20 parking stalls. Landscaping must be <br /> provided per Section 35.080E of the Zornng Code. <br /> ; <br /> e. Prior to issuance of any permits, landscaping plans must be reviewed and <br /> approved by the Planning Department per Se�tion 35.100 of the Zoning <br /> Code. The landscaping plan must show location and dimensions of <br /> required vegetated swales, wetponds, detention ponds, rockeries and <br /> reta�nmg walls, and grading at 2 foot intervals. IRigation systems must be <br /> provided in all landscaped areas per Section 35.130 of the Zoning Code. <br /> A 2 year maintenance assurance device must be provided for the <br /> landscaping per Section 35.1308 of the Zoning Cede. <br />
