Conclusions: The proposed variance should not be <br /> materially detrimental to the neighborhood arAa or the City as <br /> a whole. <br /> Criterion No. 3: <br /> That the variance wlll only grant the subject property the same general <br /> rights enjoyed by other property in the same area and zone as the subject ; <br /> property. <br /> a. Findin s: By allowing the new sign cabinet to be erected on <br /> the existing pole the appiicant is enjoying the same rights of <br /> neighboring properties and businesses, by allowing <br /> themseives some form of public advertising. <br /> Evergreen Way is host io numerous businesses that have <br /> freestanding signs. Many of these signs do not meet the <br /> current zoning setbac< requirements. <br /> b. Conciusions: The granting of the variance would permit the <br /> subject property the sar�e rights enjoyed by other properties <br /> in the are2. <br /> Criterion No. 4: <br /> That the variance is the minimum necessary to allow the subject property <br /> the general rights described in Criterion 3. <br /> a, Findin s: See Criteria #3. <br /> b, Conclusions: See Criteria #3 <br /> Criterion No. 5: <br /> The granting of the variance is consistent with the goals and policies of <br /> the Everett General Plan. <br /> a.
