This letter is intended to supply the City of <br /> Everett with the necessary traffic generation/distriburion information so as to facilitate the review <br /> of the proposed application. GTC's srudy addresses: trip generarion/disuibution, driveway <br /> access/safety and mitigation recommendations. <br /> Pr000sed Site Develooment and Access: This application proposes an office and daycaze <br /> faciliry, as well as 19 townhouse units. The office space would be located in two buildings with a <br /> tota16,570 SF of office space. The day care facility would include 2,800 SF; however it would be <br /> mostly for the use of the residents and office personnel of the Housing Hope Village. The <br /> proposed development would be located on the west side of Evergreen Way on the 5700 block. <br /> Two (2) driveways aze proposed onto Evergreen Way; one full access near the north boundary <br /> the other egress only near the south boundary. Adclitional access would be provided from <br /> Fleming Street for the westem duplex units only. Presendy, site consuuction is limited to a total <br /> of 17 townhouse units because of City code restrictions on the number of uniu accessing one <br /> driveway from Fleming Street (only 4-units allowed). However, it is anricipated that this code <br /> restriction will be revised in the near future to allow 6-units to access the Fleming Street <br /> driveway. GTC's traffic analysis is for the maximum buildout of 19-townhouse units <br /> Scooe of Analvsis and Methodoloev: As requested in our scoping discussion, GTC would <br /> analyze all City or State intersections impacted by 10 or more PM peak site trips. Daily and PM <br /> � peak hour trips generated by the proposed o�ce and townhouse developmeut were estimated <br /> based on stazistics for similar developments, compiled and pubGshed in the Institute of <br /> Transportation Engineers (ITE) Trrp Generation manual, fifth edition, January 1991.
