This is a phased development <br /> project and Phase I will involve the rehabilitation of an existing house into program <br /> office space. Phase II will include the construction of thirteen (13) rental housing units, <br /> daycare cente�r, and offica. Phase III will include subdividing the R-2 portion of the site <br /> into three (3) lota in order to construcl three (3) duplexes. At the time that the short plat <br /> application ia submitted the �roject must camply with all subdivision codes and <br /> ordinances. A Hydraulics Project Approval (HPA) from the State Department of Fisheries or <br /> Wildlife will probably be required for this project for in-stream work and possibly <br /> due to it's location within the Pigeon Creek Drainage Basin. {f an HPA is <br /> required, more sVingent detention and stormwater tre3tment requirements than <br /> the Ciry would impose may be placed on the project as a conditian of the HPA <br /> The Department of Fish and Wildlife should be contacted to determine whether <br /> or not an HPA is required for this site. A copy of the HPA or a letter from the <br /> Department of Fish and Wildlife stating that an HPA is not need�d should be <br /> included along with the plans for Public Works review. <br />
