Detailed drawings in accordance with City Design and Construction Standards <br /> shall be submitted to the Public Works Department showing site parking layout, <br /> landscaping, utilities, storm drainage, temporary construction erosion control, <br /> and all required improvements in the public right-of-way. Public Works <br /> Department approval of these drawings is required prior to any permits being <br /> issued. All improvements shall be completed, approved, and warranted before <br /> Occupancy pertnits are issued. <br /> 2. Full standard (hal� street improvements are required to Fleming Street slong <br /> this property's frontage, including, but not limited to, curb, gutter, sidewalk, street <br /> widening, Vansitiars and drainage control per City standards per Ordinance <br /> 555-78 as amenddd. <br /> If for some reason improvements to Evergreen Way along t:iis propertys <br /> frontage are not installed in conjunction with the present Evergreen Way Local . <br /> Improvement District, then the proponent is required to install full standard (hal� <br /> street improvements to tvergreen Way, including but not limited to curb, gutter, <br /> sidewalks, street widening and drainage control pe� City standards. <br /> 3. The un-used driveway on Evergraen �Nay must be removed and replaced with <br /> full height curb, gutter and sidewalk per City Standards. <br /> 4. Special charges for cannection to the sewer and water systems in accordance <br /> with Ordinance 1171-85 snd subsequent revisions are applicable. These <br /> charges are based o� projected water usage and can be substantial. The <br /> Applicant is encouraged to obtain a copy of the ordinance and determine <br /> estimated charges prior to building permit applica2ion. The actual charges shall <br /> be computed by the Public Works Departmant per the ordinance in effect at the <br /> time of building permit issuance. <br /> 5. On-site detention of stormwater is required per City standards. <br /> 6. Treatment of storrnwater runoff from the paved areas must occur, per City <br /> standards, prior to the discharge of stormwater from the site or to a stream or <br /> wetland. <br /> 7. If greater than 10,000 square feet of paved surtace will be created by this <br /> pro�ect, water quality enhancement of stormwater runoff from the paved areas <br /> must occur prior to d�scharge of the stormwater from the site or tr� a stream or <br /> wetland. Stormwater detentioNretention, quality protection, and enhancement <br /> requirements for this project shall be those requirements in effect at the time of <br /> application for Public Works Qermits.
