All water qualitv enhancing facilities must be designed in accordance with city standards, and should be sized to meet the requirements of all future exF+ansion on the site. 9. Per city standards, surface drainage facilities including wetponds, detention faGlities, �.iegetated swales, and infiltration facilities shal! be located outside the assxiated buffera of all wetlands, streams, rivers, lakes, or ponds. Wetlands may not be used for detention of stom�water. 10. Per City Policies, due to the proximity of the site to environmentally sensitive areas, seasonal limitations will be placed on land alteration activities on the site. Land alteration activities are defined in the citv's i n n i n n and �ifi ati n as clearing, grubbiny, excavation, illiny, prading, and stockpiling. ' etermination of tne exact seasonal limitation period requires site specific information generally n�t available until the project's design stage. However, preliminary analysis using the information available at this time indicates that clearing and land alteration activities on the project site will be restrieted to the period between April 1 and October 1. 11. City Streets are to be kept clear of dirt and debris at all times during the construction. Dust suppression and street cleaning must occur as directed by the Public Works Inspector. 12. A permit is required for the destination of any fill removed from the site and placed within the City Limits. 13. A one-year guarantee is required on the public improvements to Fleming Street for an amount not less ihan 10°� of the cost of construction and shall run for one year from the date of issuance of the first Occupancy Permit for the project. A Performance Guarantee is required for street improvements on Fleming Street prior;o any building pertnit being issued. 14. A two-y�ar guarantee is required for private retentioNdetention or other drainage treatmenUabatement facilities serving areas larger than one acre. 15. As-builts of storm sewer, sanitary sewer, and water systems must be submitted per City Design and Construction Standards and Specifications. 16. Streams and Wetlands: • The propesed Housing Hope Village site located at 5730 Evergfeen Way is transected by Pigeon Creek.
