Per city standards, surface drainage facilities including wetponds, detention <br /> faGlities, �.iegetated swales, and infiltration facilities shal! be located outside the <br /> assxiated buffera of all wetlands, streams, rivers, lakes, or ponds. Per City Policies, due to the proximity of the site to environmentally sensitive <br /> areas, seasonal limitations will be placed on land alteration activities on the site. <br /> Land alteration activities are defined in the citv's i n n i n <br /> n and �ifi ati n as clearing, grubbiny, excavation, illiny, prading, <br /> and stockpiling. ' etermination of tne exact seasonal limitation period requires <br /> site specific information generally n�t available until the project's design stage. <br /> However, preliminary analysis using the information available at this time <br /> indicates that clearing and land alteration activities on the project site will be <br /> restrieted to the period between April 1 and October 1. <br /> 11. City Streets are to be kept clear of dirt and debris at all times during the <br /> construction. Dust suppression and street cleaning must occur as directed by <br /> the Public Works Inspector. <br /> 12. A permit is required for the destination of any fill removed from the site and <br /> placed within the City Limits. <br /> 13. A one-year guarantee is required on the public improvements to Fleming Street <br /> for an amount not less ihan 10°� of the cost of construction and shall run for one <br /> year from the date of issuance of the first Occupancy Permit for the project. A <br /> Performance Guarantee is required for street improvements on Fleming Street <br /> prior;o any building pertnit being issued. <br /> 14. A two-y�ar guarantee is required for private retentioNdetention or other <br /> drainage treatmenUabatement facilities serving areas larger than one acre. <br /> 15. As-builts of storm sewer, sanitary sewer, and water systems must be submitted <br /> per City Design and Construction Standards and Specifications. <br /> 16. Streams and Wetlands: <br /> • The propesed Housing Hope Village site located at 5730 Evergfeen Way is <br /> transected by Pigeon Creek.
