� �� <br /> 26. Landscaping must be provided per Section 35 of the zoning Code. At a <br /> minimum this must inGude the following: <br /> a. A landscape strip a minimum of 10�feet wide must be provided in the front <br /> �ard setback area along the Evergreen Way street frontage and the <br /> leming street frontage, except for the driveways. This area shall be <br /> planted with Type III landscaping. <br /> b. A i:tndscape strip a minimum of.5 feet wide must be provided aiong the <br /> noc'.th property line abutting the B-2 zone. This area shall be planted with <br /> Type III landscaping. <br /> c. A minimum of 725.5 square feet of landscaping shall be provided in the <br /> intarior of the parking lot for the 43 parking stalls. Landscaping must be <br /> provided per Section 35.080E of the Zoning Code. <br /> d. Prior to issuance of any permits, landscaping plans must be reviewed and <br /> approved by the Planning Department per Section 35.100 of the Zoning <br /> Code. The landscaping plan must show IoGation and dimensions of <br /> required vegetated swales, wetpon�s, det�ention ponds, rockeries and <br /> retaining walls, and grading at 2 foot intervals. Irrigation systems must be <br /> provided in all landscaped areas per Section 35.130 of the Zoning Code. I <br /> A 2 year mai�tenance assurance device must be provided for the <br /> lantlscaping per Section 35.130B of the Zoning Code. i <br /> 27. A minimum of 1800 square feet of open space is required on the site per Section I <br /> 15.030 of the Zoning Code. Calculations for open space areas must be provided <br /> on the plans submitted for Building Permits. Landscaping in the parking areas <br /> and setbacks shall not be counted i� meeting this standard. Open space areas <br /> for multiple family deveiopments on lots which contain environmentally sensitive <br /> areas shall be provided within those partions of the lot which are no! <br /> environmentally sensitive unless otherwise approved by the Planning <br /> Department pursuant to Subsection 15.110. <br /> 28. On-site recreation facilities must be provided per Section 15.110 of the Zoning <br /> Code. For the 19 units proposed, with unit size ranging from 743.4 to 1,104 <br /> square feet, the project will have a recraation impact of .30 acres. Prior to the <br /> issuance of Building Permits, the Planning Department must approve a plan for <br /> on-site recreation facilities. As part of the building permit application, the <br /> Applicant must submit a recreation plan including standards and specifications <br /> for recreation areas and equipment, both�inside and outside the building, <br /> including pictures of praposed equipment. If sufficient information is not known <br /> at time of submittal for building permits, minimum specifications or examples <br /> must be provided. Prior to the issuance of Building permits, the Planning <br /> Department must approve a plan for on-site recreation facilities. Tot lots must <br /> be located in central areas, where adequate supervision of children can be <br /> provided. <br /> 29. Building facade modulation and roofline variation must be provided per Section � <br /> 15.050 of the Zoning Code.
