Cornprehenr,ive Plan - EvaluatioR of all elements of the Comprehensive Plan and <br /> its consistency with the propesed short subdivision. <br /> � _. Finding: The Everett C:omprehensive Plan designates the west half of the short subdivision <br /> as 1.3 Single-Family Detached, 10-12 dwellings per gross acre and the east half as 4.4, <br /> MIxed Use Commercial, Multiple Family. The proposed project would allow for a density <br /> of approximately 6 units per gross acre wi[hin the l.3 designation of the short subdivision. <br /> .�� <br /> _' Conciusion: ThA density of the proposed shorc subdivision is below the density range listed <br /> in the Everett Comprehensive Plan. <br /> <; <br /> D. Exisiing Zoning - Evaluation of existing zoring and its compliance with the <br /> proposed short subdivisiort and Chaptec <br /> � Findings: The westem half of the proposed short subdivision (lots 1, 2, and 3) is zoned <br /> R-2, Single Family Detached Medium Density and the eastern half (lot 4) is zoned B-2, <br /> - Community Business. The R-2 zone requires a minimum lot area of 7,500 square feet for a <br /> '. dupiex lot. The minimum lot width requirement is 50 feet. The minimum lot depth is 80 <br /> ;� feet. The minimum street frontage is 40 fee[. The B-2 zone requires a minimum lot area of <br /> 5,000 square feet. <br /> Proposed lot 1 is below the minimum 7,500 square foot lot area requirement for duplexes. j <br /> Subsection 37.190.A allows up to 50% of an environmentally sensitive area of one lot may <br /> • be used by ar��ther lot to meet the minimum lot size requirement. Lot 3 has over 16,950 <br /> � . square feet of area that is em!ironmentally sensitive. Up to 8,475 square feet of the <br /> environmentally sensitive area can be used towards meeting the minimum lot area for lot 1. <br /> _. Conclusion: All proposed lots meet zoning code requirements of the R-2 and B-2 zones <br /> _ except for Lot 1. Lot 1 is proposed to have a lot depth of 72 feet, reduced 10% of the <br /> ,'^ minimum lot depth of 80 feet. Subsection 18.32.010 of the City's Subdivision Code allows <br /> ?� for an administrative variance of up to ten percent from the minimum lot depth <br /> -� requiremenis ii the proposal meets the provisions of Section 18.32.O10.E.
