Walkways must be <br /> provided from the proposed building to Evergreen Way and to Highway Place. <br /> 10. On-site detention of stormwater runoff is required per City standards. <br /> 11. Treatment of stormwater runoff from paved areas must occur, per City standards, prior <br /> to discharge of the stormwater from the site or to a stream or wetland. Stormwater <br /> detention/retention, quality protection, and treatment requirements for this project shall <br /> be those requirements in effect at the time of application for Public Works permits. <br /> Stormwater treatment is currently required when 10,000 square feet of pavement is <br /> created t y a project and three options for stormwater treatment are presented in the <br /> current C�ty standards. The least preferred option is allowed only if the first two options <br /> are infeasible in the opinion of the Public Works Department. The options for <br /> stormwater treatment are, in order of preference: <br /> a. an infiltration basin designed and constructed according to City standards, if�uitable <br /> soils exist on the site. <br /> b. a wetpond designed and constructed to City standards. <br /> c.a baffle-type oii/water separator followed by a vegetated swale, both designed and <br /> constructed accordiny to City standards. <br /> Due to the developed nature of this site, an infiltration basin will probably not be feasible <br /> due to past compaction of soils. A wetpond should be provided to treat stormwater runoff from all pavement <br /> associated with this projeci If a wetpond large enough to meet City standards is not <br /> achievabie due to spatiai limitations on the site, the design of the pond should maximize <br /> the volume provided in a vegetated cell, a wetvault with a minimum voiume per City <br /> standards should be provided upstream of the pond for sediment removal, and roof-top <br /> runoff should 6e kept separate from pavement runoff in order to maximize the trestment <br /> efficiency of the wetpond. <br /> 13. The Applicant shall coordinate the bus stop/shelter location and design with the Everett <br /> Transit Department. <br /> 14. Parking must be per City Zoning Code and City Design and Construction Standards and <br /> Specifications. For the 6,000 square feet of ciinic space and 13,600 square feet of <br /> office space proposed, a minimum of 65 parking stalls is required.
