All requi�ements are preliminary in nature, and are based upon the preliminary site <br /> plan and the ordinances in effect at time of submittal for SEPA review. The proposal must <br /> comply with all ordinances in effect at the time a complete buildiny permit application is <br /> fled, including those not specificaily set forth herein. (Exception: For vesting under the <br /> Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning <br /> Department for information regarding appeals processes for the requirements listed in this <br /> document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with <br /> C;ty Design and Construction St�ndards shall be submilted to the Public Works ',� <br /> Department, showing site parking layout, landscaping, utilities, storm drainage, <br /> temporary construction erosion control, and all required improvements in the public i <br /> � right-of-way. Public VUorks Department approvai of these drawings is required prior to <br /> any permits being issued. All improvements shall be completed and approved <br /> warranted before the Occupancy Permit is issued/final approval is granted. <br /> 2. Full standard half street improvements are required to Evergreen Way and Highway <br /> Place, including but not limited to curb, outter, sidewalks, street widening and drainage <br /> control per City Design Standards. Requirement for Evergreen Way improvements will <br /> not apply if they are done with the proposed Evergreen Way Locai Improvement District. <br /> 3. Parking must be per City Zoning Code and City Design and Construction Standards for <br /> Development. <br /> 4. This project must comply with the cument City of Everetc Building Code and Sprinkler <br /> Ordin�nce. � <br /> 5. Special charges for conne�tion to the se�ver and water systems in accordance with <br /> Ordinance 1998-94 and subsequent revision are applicable. These charges are based <br /> on projacted water usage and can be substantial. Applicant is encouraged to obtain a <br /> copy of the Ordinance and determine estimated charges priar to building permit <br /> appiication. The actual charges shall be computed by the Public VVorks Department per � <br /> the ordinance in effect at the time and according to the information on the approved <br /> plans at the time of building permit issuance. Credit for the existing use on this property <br /> will be given as per this ordinance. <br /> 6. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> construction. Dust suppression and street cleaning must occur as directed by the Pu�;ic <br /> Works Inspector. <br /> 7. A one year warranty is required on the public improvement for an amount not less than <br /> 10% of the cost of construction and shall run for one year from the date of final <br /> approvalfissuance of the first Occupancy Permit. <br /> 8. A Performance Guarantee is required for street improvements on Evergreen Way and <br /> Highway Place prior to any building permit being issued. <br /> 9. A pedestrian circulation system for the site must be approved by the Planning Director � <br /> and Traffic Engineer prior to the issuance of any building permits.
