All requi�ements are preliminary in nature, and are based upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal must comply with all ordinances in effect at the time a complete buildiny permit application is fled, including those not specificaily set forth herein. (Exception: For vesting under the Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department for information regarding appeals processes for the requirements listed in this document. 1. A Public Works Permit is required for this project. Detailed drawings in accordance with C;ty Design and Construction St�ndards shall be submilted to the Public Works ',� Department, showing site parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all required improvements in the public i � right-of-way. Public VUorks Department approvai of these drawings is required prior to any permits being issued. All improvements shall be completed and approved warranted before the Occupancy Permit is issued/final approval is granted. 2. Full standard half street improvements are required to Evergreen Way and Highway Place, including but not limited to curb, outter, sidewalks, street widening and drainage control per City Design Standards. Requirement for Evergreen Way improvements will not apply if they are done with the proposed Evergreen Way Locai Improvement District. 3. Parking must be per City Zoning Code and City Design and Construction Standards for Development. 4. This project must comply with the cument City of Everetc Building Code and Sprinkler Ordin�nce. � 5. Special charges for conne�tion to the se�ver and water systems in accordance with Ordinance 1998-94 and subsequent revision are applicable. These charges are based on projacted water usage and can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated charges priar to building permit appiication. The actual charges shall be computed by the Public VVorks Department per � the ordinance in effect at the time and according to the information on the approved plans at the time of building permit issuance. Credit for the existing use on this property will be given as per this ordinance. 6. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust suppression and street cleaning must occur as directed by the Pu�;ic Works Inspector. 7. A one year warranty is required on the public improvement for an amount not less than 10% of the cost of construction and shall run for one year from the date of final approvalfissuance of the first Occupancy Permit. 8. A Performance Guarantee is required for street improvements on Evergreen Way and Highway Place prior to any building permit being issued. 9. A pedestrian circulation system for the site must be approved by the Planning Director � and Traffic Engineer prior to the issuance of any building permits.
