The following factors were considered and the listed requirements <br />were placed in response to comments submitted during our review of an environmental <br />checklist for this proposal: <br />l. The proposed site is zoned 13-2, Community Shopping Zone, which would permit the <br />proposed us�. The site has been previously cleared, filled, graded and is currently <br />vacant. <br />2. Residential zoning and some existing single family residential uses exist to the west. <br />S::reenirg must b�z provided in compliance with Zoning Code raquirements. <br />Landscaping of tht parking area and frontage must a3�o meet Zoning Code <br />requirements. <br />3. A fire hydrant is required within 200 driving feet, but not closer than 50 feet of every <br />structure. All fire protection systems sitiall be built within the standards established by <br />City and State codes, and must be approved by the Fire Department. <br />4. increased noise wil! be generated by automobile and truck traffic. Operation of the <br />shopping center must comply with state (WAC 173-60) and local noise code <br />requirements (Ordinance //534-78). <br />5. Specifics on the external commercial signing proposed for the shopping center shall be <br />submitted to and approved by the Planning Department prior to issuance of occupancy <br />p`rmits. <br />6. Exterior lighting shall be designed per I. E. S. standards to minimize light and glare to <br />extent feasible on contiguous properties and right-of-way. <br />7. Detailed drawings shal! be submitted to the Public Works Department showing site <br />parking layout, landsr.aping, utili:ies, storm drainage, temporary construction erosion <br />cot�trol and all re5+..!ired improvements in the public right-of-way. Public Works <br />Department approval of r.he�;e dr. wings is required prior to any permits being issued. <br />All irnp;ovements shall be completed, approved and warranted before the Occupancy <br />Permit is issued, � <br />8.
