The listed <br />requirements are placed in response to our review of this information. <br />MITIGATION OF ADVERSE IDfPACTS 6Y SEPA <br />1. Any grading/fill on this site shall be done so as to not impact the <br />surrounding properties. (SEPA Earth, Land and Shoreline Use Policies) <br />2. The Washington State Clean Air Act requires the use of all known, <br />available, and reasonable means of controlling air pollution, including <br />dust. Duet generated during construction activities can be controlled <br />by wetting those dust sources such as areaa of exposed soils, wuahing <br />truck wheels before they leave the site, and inatalling and maintaining <br />gravel construction entrances. Construction vehicle track-out is also <br />a major dust source. Any evidence of track-out ca¢ trigger violatione <br />and fines from the Department of Ecology or the Puget Sound Air <br />Pollution Control Agency. iSEPA Natural Environment/Air Quality <br />Policies) <br />3. Vegetated swales are required per City Design Standards. The vegetated <br />swale must be shown on the required landscaping plan, as well as on <br />Public Works drainage plans and muet be approved prior to issuaace of <br />any construction permits. iSEPA Water Policieo) <br />!� <br />2 <br />MITIGATION REQQIRED DY ERISTING CODES AND OEDINANCES <br />F�11 standard half street improvements are requlred to F.vecgreen Way on <br />the project's full frontage. Sidewalk is required on the project's <br />full frontage on Mndison Streel. (SEPA Transportation Policies) <br />The truck loading facility must be moved to the eaet as far as possible <br />(60 foot minimum - 90 foot preferred). �SEPA Other Policies) <br />3. The truck access is through private property other than that owned by <br />the applicant. The City must be assured that this access will alWays <br />remain open to the applicant. A copy of a recorded access easeme¢t <br />muat be provided to the City prior to issuance of Bui131¢g Permits. <br />(SEPA Tra¢sportation Policles) <br />4. The traffic impact fee for the proposed 42,£180 square foot r^ocd Center <br />is $194,728.00. The fee must he paid prior to the issuance of the <br />bullding permlts. The breakdown of the fee is attached. (SEPA <br />Transportation Policies) <br />5. The utilities within the vacated �2ainier tJrive must be relocated per <br />City Deaign Standards.
