A landscape strip, a minimum of 5 feet wide, muet be provided along all <br />interior property lines not adjacent to residentially zoned <br />properties. This area shall be planted with Type IIZ landscaping. <br />(SEPA Land Use and Aesthetics Policies) <br />16. The Planning Director may, using Review Process II.B, authorize a <br />reduced width of planting or waive some or all of the landscapin� <br />requirements when existing conditione on or adjacent to the site, <br />including the locatio¢ of buil.sings or utilities would render the <br />requirements of this section ineffective. (Everett Zoning Code, <br />Section 35.070) <br />17. Irrigation systems must be provided in all landscaped areas per Sectio❑ <br />35.130 of the Zoning Code. A twa (2) year maintenance ascurunce device <br />muet be provided for the landscaping per Sectlon 35.130 B of the Zoning <br />Code. �SEPA Land Use and Aesthetics Policles) <br />18. A minimum of 5,355 square feet of landscaping (exclusive of the <br />landscaping required ulong street frontages and required perimeter <br />landscaping) shall be provided in the interior of the parking lot for <br />the 153 parking stalls for the proposed Albertson's food center and <br />restaurant pad. A minimum of 1,295 square feet of landecaping <br />(exclusive of the la¢dscaping required along street frontages and <br />required perimeter landscaping) shall be provided for the required <br />25 parking stalls provided for the proposed office pad. <br />Landscaping of the planting areas located in the interior of parking <br />lots shall conform with Section 35.080 of the �verett Zoning Code. <br />(SEPA i.and Use and Aesthetics Policies) <br />19. Rooftop mechanical equipment, including vents, must be screened per <br />Section 39.160 of the Zoning Code. (SEPA Land Use and Aesthetics <br />Policies) <br />20. A minimum of two (2) truck loading/unloading 6erths shall be provided <br />of the proposed 42,880 square foot food center. All loading areas <br />shall be separated from required parking areas and shall be designated <br />for truck loading space. All loading berths shall conform with L'he <br />standards and specification in Section 34.090 D of the Everett Zoning <br />Code. iSEPA Transportation Policies) <br />21. Placement and screening of refuse disposal areas must be pr�vlded per <br />Sectiou 39.080 of the Everett Zoning Code. All gar.bage dumpsters and <br />recycle bins must be screened from view of the street and Erom adjacent <br />properties. This screenicg may be done using densa vegetation or by <br />placing the dumpster or recycle bins ia a structural enclosure. (SEPA <br />Land Use and Aeathetics Policies) <br />22.
