The <br />analysis addresses the trip generation and mitigation requ'vements in accordance with the City of <br />Everett Ordinance 2425-99 guidelines. <br />Project Description <br />The project site is located at 2016 Evergreen Way. The proposed project includes the remodel of <br />an existing 4,032 square foot building from retail uses to classrooms and the construction of a 26- <br />stall parking lot for future students and staff. Access to the site will be provided by the existing <br />access for the site which accesses Evergreen Way. A proposed secoud access to the planned <br />parking lot will ingress and egress from East Cady Road. <br />Trip Generation <br />'('he trip geaeration estimates for the proposed vocational classroom use building are based on <br />staff and enrollment iuformation provided by Sunrise Service, Inc. as the future tenaut of the <br />bui]ding. Since there are no trip rates available in the Institute of Transportation Engineers'(ITE) <br />Trrp Generalion manual for the proposed use, trip generation calculations based on the <br />irformation provided by the tenant and the following assumptions were uh'lized: <br />• Each staffmember and student will generate rivo trips per day (i.e., 2 ADT). <br />. The p.m peak hour occurs between 4:00 to 6:00 p.m <br />.
