b. A landscape strip a minimum oP 5 feet wide must be provided along all interior <br />lot lines. These areas shall be planted with Type II[ landscaping. <br />A sewer easement is shown along the north property line. An additional 5 f'eet <br />of landscaping mus[ be provided in this area in order to plant the trces rcyuired <br />in Type III landscaping. Or the applicant must request a landscape modification <br />to allow alternative landscaping in this area. <br />Perimeter rockeries are shown along the north interior lot lines and along the <br />Rainier Ave. frontage on the preliminary grading plan. Rockeries do not <br />count as part of the required landscape areas. The minimum landscape width <br />must be provided in addition to the rockeries. <br />The rockery cannot oe located in tt�e required landscape area for the <br />property to thc north. <br />c. Landscaping in the interior of the parking lot shall be provided for the requimd <br />employee and customer parking stalls per Section 35.080.E. Calculatioos for <br />required parking (based on building gross t7oor area) and for required interior <br />landscaping must be provided on the plans submitted for Building Permits. <br />Landscape areas must be pl.mted and located per Section 35.080� of the Zoning <br />Code. <br />If less than �0 parking stalls rcquired, 17.5 sf of landscaping is rcquircd per stall. <br />ICbehveen �0 and 100 stalls required, use the fomiula: <br />3�% x P x P= L square feet <br />P=# of parking spaces, L= requimd interior landscaping <br />d. Irrigation systems must be provided in all landscaped areas <br />per Section 35.130 of die Zoning Code. A 2 year maintcnance assurance device <br />must be provided for the landscaping per Section 35.130B of the Zoning Code. <br />42. Vehicle service and repair work shall be performed within an enclosed building when <br />within 150 feet of residential zones.
