33. Demolition of buildings shall be in compliance with thc rrovisions of Uniform Fire <br />Code, Section 8706, 'Firesafery during Demolitiod. <br />34. The Ciry of Everett prohibits outdoor burning. Therefore, outdoor burning for the <br />purpose of disposing of construction debris or rubbish will not be permitted. <br />35. Trash Collection - Dumpsters over 1.5 cubic yards capacity shall be located a mininmm <br />of 5 feet from the building. [UFC 1(03.2.2, 1994 Gdition]. The dumpster cannot <br />block the east entry access. <br />36. Parking must be per Ciry Zoning Code and Ciry Design and Construction Standards <br />and SpeciGcations. Parking must be provide� at one spacc per 250 sf of office space, <br />one space per 300 sf oPservice arca and 1 space per 1,000 sf ot'showroom. <br />Accessible rarking must be provided per Uniform Building Code requirements. <br />If die project is phased, parking calculations must be provided only for that portion of <br />the project [he applicant is requesting permits. <br />37, Placement and screenine of refuse disposal areas must be provided per Section 39.080 <br />of the 7oning Code. Garbage receptacles, clumpsters, and recycle bins shall be <br />provided in all multiple family, commercial, industrial and instimtional developments <br />and shall not be located in a required front yard setback area, or street side setb�ck <br />area For corner lots. Where an alley abuts a lot, the garbage receptades, dumpster, or <br />recycle bin shall be located adjacent to lhe alley. <br />Ali garb�ge dumps[ers and recycle bins must be screened from view from the street and <br />from adjacent properties. This screening may be done using dense vegetation or by <br />placing die dumpster or recycle bin in a strucmral endosure. <br />38. Any rockeries or retaining walls proposed in requirec! setback areas must be in <br />conformance with Section 39.150 of the Zoning Code. Rockeries over 3G" in height <br />are not permitted in required setbacl:s. <br />39. Rooftop mechanical eyuipmen[, including vents, must be screened per Section 39.040 <br />of die Zoning Code. <br />40. Building setbacks must be a minimum of 0 feet front yard, 0 feet side yard and 10 feet <br />rear yard (Rainier Ave.). Building height shall be a maximum of 28 feet. <br />41. Landscaping must be provideJ per Section 35 of the Zoning Code. At a minimum this <br />must include the Following: <br />a. A landscape strip a minimum of 10 feet wide must be provided along die <br />Lvergreen Way and Rainier Drive street f7ontages, escept tbr the dri��eways. <br />1'hese areas shall be planted wi[h Type lil landscapine. <br />% <br />
