�IITIGATION OF ADVERSE IbIPACTS BY SEPA <br />A traF[ic mitigation fee of $3,199.00 shall be paid prior ro building permit issuance per <br />d�e City's Inte:im Traffic Mitigation Ordinance. (SGPA Transportation Policies) <br />2. Delive�y truck access via Rainier will be permitted subject to review by the Ciry <br />Traffic Engineer. Driveway widdi on Rainier may need to be modified From the width <br />shown on the preliminary plan and is also subject to review as part of the site permit <br />review process. (SCPA Transportation Policies) <br />3. Prior to issuance of Building Pennits, the proponent must develop a written plan to <br />prevent, minimize and mitigate use of Rainier and other residential streets by service <br />department personnel and test drivers. The plan must be reviewed and approved by <br />the City's Traffic Engineer. (SGPA Transportation Policies) <br />4. Any grading/fill on d�is site shall Ue done so as to not impact the surrounding <br />properties. (SEPA Gard�, Land and Shoreline Use Policies.) <br />5. �vergreen VVay is designated as a"Gateway" corridor in dte City's Comprehensive <br />Plan. The Plan states <br />The design of sites, b�ildings, landscaping and signs which are <br />developed on proper[ies abutting the designatcd gate�vay corridors <br />should be of a quality that upgrades and enhances the aesthetic character <br />of the City in general and the immediate area in particular. The Ciry <br />shall work with property and business owners along cateway con•idors <br />to develop and implemeni streetscape improvement plans both within the <br />puUlic ri�ht-of-way and on properties abutting the right-of-way. <br />To meet the intent of die policy, l�ndscaping in excess of Type III must be provided <br />along Gvergreen Way. (Recent projects that meet die intent of the City's gateway <br />policies are the Boeing Credit Union site on Gvergreen Way, Costco on 19th Ave. S�., <br />Gagle on Hewitt Ava, and K-Mart on Gvergreen `.Vay.) (SEPA Land and Shoreline <br />Use Policies.) <br />6. The frontage landscaping on Rainier Drive must provide substttntial screening of the <br />proposed water quality facility, including any required fencing, along the frontage. <br />(SCPA Land and Shorcline Use Policies). <br />7. All outdoor loudspeakers nws be placed on the west side of the buildinc, away from <br />the residential areas. (SGPA Land and Shore(ine Use and Gnvironmentsl Ilealth <br />Policies) <br />
