PROJECT OVERVIEW <br />The project site is located in the Pi;eon Creek drainage basin and is situated benveen <br />Everereen Way and Rainier Avenue, approximately 400 feet south of Tereve Drive. <br />Development would encompass the entire 3.0 acre site with improvements consistin; <br />mainly of paving and buildines, ��rith landscaping azound the perimeter and minor <br />landscape islands on the westem half of the site. <br />The proposed project would develop the site into a retail caz facility with the main <br />frontage along Everereen Way and secondary acczss from Rainier Avenue. Development <br />will occur in phases ���ith phase one consisting of one buildine on the southem side of the <br />site and paving and landscaping on the remainder of the site. Future phases will consist of <br />an addition to the main building and an additiona; building being constructed on t'�e <br />northem hal£ of the site. <br />Developed impen�iow/pervious azea for phase one will be approximately 2.66 and 034 <br />acres respectively. Future phases will convert pavement azeas into impervious roof azeas <br />and will therefote have no impact on the detention system desi;n. VJater quality facilities <br />will be desiened for phase one impervious paved azeas and u•ill thetefore be oyer <br />desiened for future phases of development. <br />Erosion control for the site will consist of filter fabric fences situated on the downhill <br />perimeter boundaries of the site and by the installation of sediment traps and rock <br />construction entrances. Treatment of storm water runoff from paved swfaces will be <br />accomplished by a combination of an undereroimd wet vault "deep cell" and an above <br />sreund wetland "open celi" which will discharee to the detention system. Roof runoff <br />will bypass the ��•ater quality treatmen[ facilities and be tiehtlined directly to the detention <br />s��stem. The detention system is com�,rised of undereround detention taril:s which <br />dischaz�e to the undeveloped site`s natural drainage course �t the nertheast comer of the <br />project Detention tanl: discharee will be ti�htlined to the existin� storm drain system <br />which runs alon, the �vest side of Rainier. <br />.SP 2 � e�c.� � c� � <br />O <br />
