1'ROJEC7' dVERVIEW <br />The project site is located in the Pigeon Creek drainage basin and is situated between <br />Gvergreen Way and Rainier Avenue, approximately 400 feet south of Tereve Drive. <br />Development would encompass the entire 3.0 acre site with improvements consisting <br />mainly of paving and buildings, �vith landscaping around the perimeter and minor <br />landscape islands on the westem half of thc site. <br />The proposed project v.�ould develop the site into a retail car facility with the main <br />frontage along Evergreen Way and secondary access from Rainier Avenue. Development <br />will occur in phases with phase one consisting of one building on the southem side of the <br />site and paving and landscaping on the remainder of the site. Puture phases will consist of <br />an addition to the main building and an additional buildin� being constructed on the <br />northern half of the site. <br />Developed impervious/pervious azea for Phase I�vill be approximaiely 2.G6 and 034 <br />acres respectively. Future phases will convert pavement areas into impervious rooi'areas <br />and will therefore have no impact on the detention system design. Treatment of storm water runoff from paved surfaces will be <br />accomplished by a combination oi an undcrground wet vault "deep celP' and an above <br />ground wedand `bpen celP' �vhich will discharge to the detention system. Roof rmioff <br />will bypass the water quality treatment facilities and Ue tightlined directly to il�e detention <br />system. The detention system is cotnprised of underground detention tanks whiclt <br />discharge to the undeveloped site's nawral drainage course at tlte northeast comer of the <br />project.
