INFORi�fATION FOR DEVrLOPER: <br />7'he f'ollowing information is provided for the developer's benefit. These are not SGPA <br />conditions but arc associated with other laws or requirements. All requirements are <br />preliminary in nawre, and are based upon the preliminary site plan and die ordinances in effect <br />at time of submittal for SGPA review. The proposal must comply with all ordinances in <br />efFect at the time a complete building permit application is filed, including those not <br />speci6cally set Porth herein. (Exception: Por vesting under the Zoning Code, please refer to <br />Section 44 of the Zoning Code). Contact the Pl�mning Deparlment for information regarding <br />appeals processes For the requirements listed in this document. <br />A Public Works Permit is reyuired 1'or this project. Detailed drawings in accordance <br />widi City Design and Construction Standards shall be submitted to the Public Works <br />Department, showing site parking layout, landscaping, utilities, storm drainage, <br />temporary construction erosion control, and all required improvements in the public <br />right-of-way. Public Works Department approval oF these drawines is mquired prior <br />to any pennits being issued. All improvements shall be completed and approved before <br />the Occupancy Permit is issued. <br />2. Pull standard half street improvements are required to this property's Rainier Drive <br />frontaee including but not limited to curb, gutter, sidewalks, street widening, <br />connection to existing improvement on the south side and drainage control per City <br />Design Standards. <br />3. Pive (5) feet of right-of-way is to be dedicated to the City for su�eet/alley purposes on <br />the proposal's Rainier Drive frontage. <br />�1. The driveways on �vergreen Way and Rainier Drive must be installed per City <br />Standard N307. <br />i. 35 foot driveway d:roat depth required at Gver_r,reen driveway. <br />6. This project must comply with the current City oF Everett Building Code and Sprinkler <br />Ordinance. <br />7. Special charges for connection ro the sewer and water systems in accordance with <br />Ordinance 1998-94 and subseyuent revision :�re applicable. These charges are based on <br />projected water usage and can be substantial. Applicant is encouraged ro obtain a copy <br />of the Ordinance and detennine estimated charges prior to building pennit application. <br />The actual charges shall be computed by the Public Works Department per thc <br />ordinance in effect at the time and accarding ro die information on the approved plans <br />at die time of buildin�� permit issuance.
