Bal<er: <br />The City's review of your PreliRiinary Site Plan transmitted on January 27th, has <br />raised the follo�ving issues/requirements: <br />1. Evergreen Way and 75th Street frontage must be landscaped in <br />accordance with City of Everett Zoning Code, Section 19.40.050. <br />(NOTE: 2 1/2' of the 5' landscape strip may be placed within the Clty <br />righi-of-way on your Evergreen Way irontage. The entire 5' strip <br />abuttir.g 75th Street must be on your site). • <br />2. Western property line must be screened in accordance witl� CIty of <br />Everett Zoning Code, 5ection 19.42.430. In lieu of a planting strip, <br />tiie Ciyt would allow a six (6) foot high fence of acceptable design, <br />i.e. natural cedar wo�d, chain link with wood slats, or similar. <br />3. A disabled persons parking space must be installed In accordance with <br />1'lashington State Regulation, Section 7503. <br />In addition to the above, the City has concerns about the internal traffic patterns <br />of your proposed drlve through window service. On-site congestion is a real <br />possihility if the amount of vehicles in line to be served from the drive through <br />���indow exceed the stacking capacity of the drive througli lane. The City may <br />require future on-site traffic mitigation measures if on-site congestion interrupts <br />traffic flows on EverRreen Way and/or 75th S:reet. <br />\Ve have enclosed a mark-up of your drawing no.
