City Standards require a minimum of 1S4 fee�. The existing <br />asphalt is currently striped for pedestrians and can be developed into a standard <br />concrete sidewalk but the back edge of the sidewall< will essentially abut private <br />property leaving no room to adjust grade differences to private property or to <br />construct or repair the sidewalk without special access agreements. <br />Secondly, the standard width for a Cit�y street is 60 feet (30 feet on each side of <br />ce.� ,r <br />the centerline - and in this case, the�,section line). 75th Street started out ae a 40- <br />foot wide right-of-way. There is now 60 feet of right-of-way on 75th, but 20 of <br />that is offset to the south as a result of an environmental review requiring an extra <br />right turn lane into the shopping r_enter. If the City were going to be consistent, l0 <br />feet of ROW is needed on the north and 10 feet on the south� plus tlie south <br />providing the additional property needed for the right turn lane. Not acquiring a <br />standard width on the north seems to not significantly affect the f��ture traffic <br />needs on 75th (according to the Traffic Er�gineer); however, not acquring the <br />standard width on the north appears to be very unconsistent and perhaps <br />underhanded to big vs small business. There are some good arguments to share with <br />Reininga (Cascade Shopping center) but they are all just rationalizations for what <br />�ve are doing•. �,:�a...d l�h1.;,n.G r�y.tif -� w•� wioC tc, �%s ��c F�+. L�1s�� i ��� <br />Third:nPigeon creek II is planned,�diversion to the east,up to Rainier drive at some <br />future time,so properties east of the service station (car wash) �vill still need to <br />provide additional right-of-way even thougli right-of-way was not required at tlie <br />service station. <br />Fourtlr When this property installs their "Evergreen 14ay" irnprovements, please <br />make sure they go around the intersection corner and include both wheelchair <br />ramps. HoN�ever, it is my observation that standard wheelchair facilities cannot be <br />installed in the existing right-of-way so please require a deed for that small right- <br />of-way. <br />And, finally: Since the only reason I supported a POA for 75th rather than <br />improvements, was that the future improvement of 75th Street would require a <br />significant change from the existing configuration requiring s�bstantial transition; <br />, t And, since that reason no longer applies since the Traffic Er,gineer has dete� mined <br />;,'� ,;:r,t that there is no need for additional width - therefore, no substantial transition the <br />�' � City standard street improvements should be installed at ti�is time. <br />is c,,;r.�-#�n.�c+�.i <br />
