10. <br />A grading and clearing plan shall be submitted prior to any <br />site preparation, showing vegetation being removed, and that <br />•:being <br />retained, along with measures to control erosion from <br />any -areas stripped of vegetation and left exposed for more <br />than 30 days. <br />I <br />11. <br />That 60 feet fronting the proposed Cascade Shopping Center i <br />as a <br />on the south side be dedicated to the City of Everett portion <br />of roadway eventually connecting Casino Road with Evergreen Way <br />(77th Street - see Exhibit 1). <br />i 12. <br />That prior to the City issuing demolition permits and allowing <br />grading and clearing of the site, Reininga Corporation shall <br />dedicate 60 feet of right-of-way through the Winde property, <br />connecting the southwest corner of the site to Evergreen Way; <br />or provide a bond to cover the cost of the condemnation process <br />if necessary. <br />13. <br />In conjunction with Phase II development (which the City will <br />(see Exhibit 1): <br />review), 77th Street shall be improved as follows <br />(a) From Evergreen Way to southwest corner of the site: <br />- 36 feet of asphalt <br />- curb, gutter,. and 5 foot sidewalk on both sides and a <br />smooth transition. <br />(b) From southwest corner of site to easterly point of <br />curve on 77th Street: <br />(crown at 18 feet, south of curs) <br />1 <br />- 24 feet of paving <br />- curb, gutter and 5 foot concrete sidewalk on north side. <br />14. <br />There will be a la_ecomer's agreement plus 10% inflation clause <br />'I <br />to reimburse Reininga for half of the cost of the improvements <br />if <br />from the southwest corner of the site to Evergreen Way, <br />determined possible by City Staff. <br />15. <br />Reininga shall participate in the signal installation at 77th <br />Street and Evergreen Way up to $40,000.
