Checklist Rev ew #81-5 <br />SMIJECT <br />PROPOSAL: <br />CITY Or CVLAI-11, CVL IVA I YJASIIING I ON <br />Phase 11 of Caecade Shopping *Center - Construction of office park and expansion <br />of existing shopping center at 7601 Evergreen Way. <br />RECOMhIENDATIONS: <br />It is the recommendation of the Public Works Department that issuance of a Negative <br />Declaration be subject to the following: <br />1. A detailed drawing shall be submitted to the Public Works Department showing <br />parking layout, landscaping, driveways, utilities, storm drainage, and all required <br />improvements to the public right-of-way. Public Works Department approval <br />of these drawings is required before any permits are issued. All improvements <br />shall be completed before the Occupancy Permit is issued.- <br />As-builts, easement, and a one year Warrantee Bond covering Phase I and <br />Phase 11 in the amount of 1006 of the cost of construction of Phase I and Phase 11 <br />public water system are required within 10 working days of obtaining public <br />water connection to Phase 11. <br />2. City streets are to be kept clear of dirt and debris during construction. <br />3. During construction, all truck traff'c t and from the sfte within the City <br />of Everett shall be on arterial streets unless otherwise approved by the Public <br />Works Department. <br />4. Participation in capital improvement costs for the South End Sewer Interceptor <br />Benefit Area is required for all new buildings. The approximate cost will <br />be based on the following: <br />$0.117/sq. ft. for retail use <br />$30.S4/seat for restaurant use <br />$0.213/sq.ft. for office use <br />Unit cost for theatre use to be <br />determined by Utilities Division <br />The actual cost shall be computed by the Building Department per the ordinance <br />in effect at the time and according to the information provided on the approved <br />plans on the date of permit issuance. Sewer interceptor fees are to be paid <br />prior to issuance of building permits. <br />5. On -site detention is required. Drainage calculations to be submitted on City <br />Drainage Plan submission form. Reseeding of exposed earth is required within <br />30 days of completion of earth work. Bondin; and Phase I drainage improvements <br />will be required except the undersized culvert under 75th Street per 8-22-80 <br />letter to Allen Roodhouse. (The 75th Street culvert was installed by City <br />of Everett). <br />6.
