,: . , <br />(111) Appropriate Storm Drainage Improvements <br />Finding: On-site detention is required or� in lieu of <br />providing on-site detention, payment to City Brainage Fund <br />340 is allowed. <br />Conelusion: The requirements are consistent with the City <br />Drainage Plan and Ordinance. <br />(iv) Adequate Fire Hydrants <br />i•indlne: Fire hydrants must be p^ovided within 200 driving. <br />Feet of each structure and be no closer than 50 feet to the <br />structure. <br />Concluoion: Fire hydrants wi11 be required per City Code. <br />(v) Adequate Access to All Anticipated Uses Within the Propo3ed <br />Project <br />FindS�g: The a{,plicant is proposing two access on. <br />Evergreen Way and one on Campus parkway and an aceess to <br />the south to adjacent property. <br />Conclusion: One access point will need to be eliminated on <br />Evergreen Way. <br />(�ii) Proviaions !'or All Appropriate Deeds; Dedications and/or <br />Easements <br />Finding: Common access, circulation, parking, uti'�lties <br />and maintenance agreements must be made between lots 1, 2� <br />and 3. <br />Conclusion: These documents for common areas need to be <br />filed and recorded with the Final Binding Site Plan Map. <br />(vii) Examination of Existing Street and Utilities and How Tliey <br />Can Serve This Project <br />Finding: $treet improvements will need to be made so that <br />this project can be served adequately. <br />Conclusion: Conditions have been developed per Public <br />Works Design Standards. <br />e. �nvironmental Issues - Examination of the project through SEPA <br />process and a determination of whether the propoaed Binding Site <br />Plan complies with SEPA requirements. <br />Finding: A DNS 1i125-85 was issued on Decemb=r 19, 1985� for this <br />project. <br />Conclus:on: Ail State Envi^onmental Policy Act requirements have <br />been met. <br />�� <br />
