The applicant shall provide a parking stall at 1 per 200 feet of <br />gross floor area. For 32,900 sq. ft.� this would be 165 stalls. <br />2. The applicant shall provide an agreement for use of common <br />areas. The commoci area shall be all areas not covered by <br />buildings. These areas are to be used in common for access, <br />circulation, parkin6� utilities and lanciscaping. This agreement <br />shall also inelude a maintenance agreement for these common <br />areas. This agreement shall be recorded Nith �he flnal klinding <br />Site Plan Map and the recording number shall be cross referenced <br />on Hinding Site Plan Map. <br />3• Note on Binding Site Plan Map: The site shall be developed per <br />the Site Plan Exhibit A on record with the City of Gverett <br />Planning Dept. Bindine site plan File 117-85 and SEPA 11125-85• <br />4. Note on Binding Site Plan t9ap: Upon application for Building <br />Permits, th� applica;�` is required to submit a Landscaping Plan <br />per City standards (19.40.050 E.M.C. and Design Manual 1.13, <br />1.13.1, 1.13.2 and 1.13.3). <br />5. Note on Binding Site Plan Map: Any major changes in Binding Site <br />Plan Map or approved site plan may require a new Binding Site <br />F1an and SEPA Review. <br />0 <br />7• <br />Fire hydrants are required within 200 driving Feet but no closer <br />than 50 Feet of every structure. <br />Note on the Binding Site Plan: Common area agreements for <br />access, circulation� parkin�, utilities, landscaping and <br />vaintanance is recorded under Auditor's File �k . <br />8. Detailed d.^awings in accordance with City design and construction <br />standards shall be submitted to the Public Works Department <br />showing site parking layout� landscaping, utilities, storm <br />drainage, temporary construction erosion control, and all, <br />required icuprovements in the public right-of-way. Publlc Works <br />Deparcment approval of these drawings is requi^ed prior to any <br />permits Ueing issued. ,111 improvements shall be completed, <br />approved, and warranted before ths Occupancy Permit is issued. <br />9. Special charges for connection to sewer system in accordance with <br />Ordinance 984-83 are applicable. 'Phc actual cost sliall be <br />computed by the Building Department per the ordinance in'effeet <br />at the time and according to the information provided on the <br />approved plans on the date of permit issuance. <br />10. On-sitr: detention is required, OR, in lieu of providing on-site <br />detention, payment to City Drainage Fund 3�0 is allowed. <br />11. Curb� gutter and sidewalk are required along the Evergreen Way <br />fronta6e of this property� plus any necessary catch basins and <br />drai��age pipes. <br />The existing curb,. gutter and sidewalk along campus parkway must <br />be extended to the east property line of this parcel. <br />Extension of the sewer main or a lateral may be necessary in <br />order to provide sewer s�rvice to this property. <br />Only one driveway will be allowed off Evergreen Way for this <br />shopping center. <br />Provisions for a driveway interconnecting this property with the <br />property to the south as shocm on site plan is required. <br />-3- <br />
