Finding: The proposed lots are located in a zone designated as C-1 General ; <br />Commercial. The minimum lot size is 5,000 square feet. <br />Conclusion: The proposed lots comply with the minimum zoning standards in � <br />this zone. <br />3. Natural Environment - Whether the proposed Binding Site Plan, site plan and <br />other required application meets the environmentally sensitive area requlations <br />of the Everett Zoning Code. <br />Finding: The site is fully developed with the exception of a small portion located <br />at the south�vest corner of the shopping center which has very little vegetation. <br />The new McUonald's structure will be located at the northeast corner of the <br />shopping center which is currently developed with parking. <br />Conclusion: There are no significant natural site features on this property. <br />4. Public Services —The proposal shall be designed to meet the following: <br />(i) Adequate water supply: <br />Finding: The site has water services available to the property that can serve the <br />proposal. An on-site watermain will be staked within an easement to the City. <br />The easement will be submitted to the City prior to issuance of permits. <br />Conclusion: Adequate water supply is to be available to the new lots. <br />(ii) Adequate sewaqe disposal: <br />Finding: This site does front on a public sewer main; all connections will need to <br />be made to City Standards. <br />Conciusion: Adequate sewage disposal is available to the new lots. <br />(iii) Appropriate surFace water management: <br />Finding: If more than 5,000 square feet of pavement will be redeveloped, runoff <br />treatment will be required in accordance with City standards. Redevelopment is <br />defined as anything other than normal, routine maintenance activities and would <br />include the pavement on this project if any regrading ofi the area is done. <br />The swale along the Evergreen Way frontage should be retained and an <br />easement provided (the swale treats/conveys K-Mart runcffl. Replacement <br />treatment/conveyance will be required for upstream runoff if this project poses <br />significant adverse effects to the function of the swale. <br />
