If regrading of this site is performed for this project, the flow of surFace water <br />runoff across the K-Mart parking lot will be affected. If this occurs, as much of <br />the runoff from the remaining K-Mart parking areas as possible shall be <br />intercepted and directed to the Evergreen Way swale along the southern <br />boundary of this project (in order to provide as much treatment in the swale as <br />possible).. <br />Conclusion: All necessary drainage improvements req�ired for the proposal will <br />be provided for the new lots. <br />(iv) Adequate fire protection and hydrants: <br />Finding: A fire hydrant is required within 200 driving feet but not closer than 50 <br />feet of every structure. <br />Conclusion: The location and fire flow of any new hydrant(s) must be approved <br />by the Fire Marshal. <br />(v) Appropriate access to all anticipated uses within the project: <br />Finding: The site is being developed per the approved site plan which provides <br />adequate access to the commercial uses proposed within the shopping center. <br />Conclusion: The �ite plan approved provides adequate access for the proposed <br />uses. <br />(vi) Provisions for all appropriate deeds, dedications and/or easements: <br />Finding: The applicant must arrange for and provide all necessary deeds and <br />easements for the proposal for recording. Any dedications or public e�sements <br />shall also be provided for the proposal in a form acceptable to the Cih of Everett <br />priorto recording. � <br />Conclusion: Appropriate provisions will be made for all deeds, dedications <br />and/or easements for recording of the Binding Site Plan for the proposal. <br />(vii) Provisions made for access and maintenance of all common facilities: <br />Finding: The applicant must provide a Declaration of Joint Easement, <br />Covenants and Restriction that will be recorded with this Binding Site Plan for the <br />total shopping center and the proposed lots. <br />Conclusion: Appropriate provisions must be made for cross agreements with <br />the re�ording of the Declaration. <br />5.
