INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />conditions bui are associated with other laws or requirements. All requirements are <br />preliminary in nature, and are based upon the preliminary site plan and the ordinances <br />in effect at time of submitlal for SEPA review. The proposal must comply with all <br />ordinances in effect at the time a compiete building permit application is filed, <br />including those not specifically set forth herein. (Exception: For vesting under the <br />Zoning Code, please refer to Section 44 of ihe Zoning Code). Contaci the Planning <br />Deparimeni for information regarding appeals processes (or the requiiaments listed in <br />ihis document. <br />A Public Works Permit is required for this �roject. Detailed drawings in accordance <br />with City Design and Construction Standards shall be submitted to the Public <br />Works Department, showing site parking layout, landscaping, utilities, storm <br />drainage, iemporary construction erosion control, and ali required improvements in <br />the public right-of-way. Public Works Department approval of these drawings is <br />required prior to any permits being issued. All improvemenis shall be completed, <br />approved and warranted before the final approval is granted. <br />Building and Construction permits are required for ihis project. NOTE: The <br />International Quilding Code will be in effect in the City of Everett as of July 1, 200+. <br />There is a City of Everett water main that runs through this site in an easement. <br />Any relocation of this main made necessary by ihe new building addition shall be <br />at the expense of the applicant. The city's easement for the main shall be modified <br />as reG �ired to accommodate the new location. <br />4. Special charges for connection to ihe sewer and water systems in accordance with <br />Ordinance 1998-94 and subsequent revision are applicable. These charges are <br />based on projected water usage and can be substantial. The applicant is <br />encouraged to obtain a copy of the Ordinance and determine estimated charges <br />prior to building permit applicant. The actual charges shall be computed by the <br />Public Works Department per the ordinance in effect at the time and according to <br />the information on the approved plans at the time of building permit issuance. <br />5. Lack of comment or� the plans submitted witi� the application does not constitute <br />approval of these plans. <br />Cily streets are to be kept clear of dirt and debris at all times during construction. <br />Dust suppression and street cleaning must occur as directed by the Public Works <br />Inspector. <br />Any broken or damayed sidewalk shall be repaired/replaced per the city Public <br />Warks Inspector. <br />� <br />39 � <br />
