8. All exposed ground must be reseeded within 30 days of the completion of <br />construr.tion. If reseeding is not practical due to weather or seasonal problems, <br />the qr_�und must be covered with rnulch as directed by the City Engineer. <br />Temporary erosion control measures for construction activity must be operational <br />prior to commencement of any clearing or earthwork. <br />10. Any rockeries or retaining walls proposed in required setback areas must be in <br />conformance with Section 39.150 of the Zoning Code. <br />11. Rooftop mechanical equipment, including vents, must be screened per Section <br />39.040 of the Zoning Code. <br />12. Building setbacks must be a minimum of ten (10) feet rear yard and building height <br />shall be a maximum of fifty (50) feet. <br />13. Parkiny must be per City Zening Code and City Design and construction standards <br />ar.d Specifications. For the pr000sed o�ce/retail building, a minimum of 46 <br />parking stalls are required. A minimum of two (2) handicap spaces must be <br />provi�ed. NOTE: On February 24, 2003 tlie City of Everett issue� a t=inal <br />Mitigated Determination of Non-Significance (SrPA #03-001) fior a parking lot <br />expansion wi4h 76 new parking stalls including landscaping and a detention <br />pond on the subject site. <br />14. A pedestrian circulation sysiem for the site must be approved by the Planning <br />Director and Traffic Fngineer priur to the issuance of any building permits. <br />Walkways mus! allow pedestrians and wheelchairs to gain easy access from <br />sidewalks and bus stops to building entrances through the use of paths which are <br />physically separated from vehicle traf��c and maneuvering areas. (See the city's <br />i!esior. and Construction Standards and Specifications Manual and Section 39.165 <br />of the Zoning Code.) <br />15. Flacement arcl screening uf refuse disposal areas must be provided per Section <br />39.080 of t� ie Zoning Code as follows: <br />a) Garbage receptacles, dumpsters, and recycle bins shall be provided in all <br />multiple family, commercial, industrial, and institutional developments and <br />shall not be located in a required from yard setback area. or street side <br />setback area for corner lots. VJhere an alley abuts a lot, the garbage <br />rer,ei:tac'es, dumpster, or recycle bin shall be located adjacent to the alley. <br />b) All garbage dumpsters and recyrle bins must be screened from view from the <br />street and from �diacant properties. This screening may be done using <br />dense vegetation or by placing tiie dumpster or recycle bin in a structural <br />enclosure. <br />4�� <br />
