INFOFtMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />conditions bui are associated with other laws or requirements. Ail requirements are <br />prelirninary in nature, and are based upon the preliminary site plan a.�d the ordinances <br />in eff�r,t at time of submittal for SEPA review. The proposal mu;,t cumply with ali <br />ordi��ances in effect at the time a complete buiEding permit application is filed, <br />including those not specificaily set forth herein. (Exception: For vesting und�ar the <br />Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Plonning <br />Depa: tmeni for inform�tion regarding appeals processes for the requiremenis listed in <br />this document. <br />A Public Works Permit is required for this project. Detailed drawings in accordance <br />with City Design and Construction Standards shall be submitted to the Public <br />V�lorks Department, showing site parking layout, landscaping, utilities, storm <br />drainage, temporary construction erosion control, and all required improvements in <br />the public right-of-way. Public Works Department approval of these drawings is <br />required prior to any permits being issued. All improvements shall be completed, <br />approved and warranted before the final approval is granted. <br />Building and Construction permits are required for this project. NOTE: The <br />International Building Code will be in effect in the City of Everett as of July 1, 2004. <br />There is a City of Everett water main that runs through this site in an easement. <br />Any relocation of this main made necessary by the new building addition shall be <br />at ihe expense of the applicant. The city's easement for the main shall be modified <br />as required to accommodate the new lucation. <br />4. Special charges for connection to the sewer and water systems in accordance with <br />Ordinance 1998-94 and subseque�nt revision are applicable. These charges are <br />based on projected water usage and can be substantial. The applicant is <br />encouraged to obtain a copy of the Ordinance and determine estimated charges <br />prior to building permit applicant. The actual charges shall be computed by the <br />Public Works Departrnent per the ordinance in effect at the time and according to <br />the information on the approved plai�s at the time of building permit issuance. <br />5. Lack of comment on the plans submittad with the application does not constitute <br />approval of these H!ans. <br />6. City streets are to be kept clear of dirt and debris at all times during construction. <br />Dust suppres�ion and street clE�aning must occur as directed by the Public Works <br />Inspector. <br />7. Any broken or damaged sidewalk shall be repaired/replaced per the city Public <br />Works Inspector. <br />�C <br />
