INFORMATfON FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />conditions but are associated with other laws or requirements. All requirements are <br />preliminary in nature, and are based upon the preliminar�� site plan and the ordinances <br />in effect at time of submittal for SEPA review. The proposal must comply with all <br />ordinances in effect at the time a complete building permit application is filed, <br />including those not specifically set forth herein. (Exception: For vesting under the <br />Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning <br />Department for information regarding appeals processes for the requiremencs listed in <br />this document. <br />A Public Works Permit is required for this project. Detailed drawi„ys in accordance <br />with City Design and Construction Standards shall be submitted to the Public <br />Works Departmeni, showing site parking layout, landscaping, utilities, storm <br />drainage, temporary construction erosion control, and all required improvements in <br />the public right-of-way. Public Works Department approval of these drawings is <br />required prior to any permits being issued. All improvements shall be completed, <br />approved and warranted before the final approval is granted. <br />2. Full Standard half street improvements are required to Beverly Lane, <br />including but not limited to curb, gutter, sidewalks, sfreet widening and <br />drainage control per City Design Standards. <br />3. Parking must be per City Zoning Code and City Design and Construction <br />Standards for Development. <br />4. Any grading/fill on this site shall be done so as to not impact the surrounding <br />properties. <br />5. Lack of comment on the plans submitted with the application doas not constitute <br />approval of these plans <br />6. City streets are to be kept clear of dirt and debris at all times during construction. <br />Dust suppression and street cleaning must occur as directed by the Public Works <br />Inspector. <br />7. A o��e-year warranty is required on the public improvement for an amou;�t not less <br />than 10% of the cost of construction and shall run for one year irom the date of <br />final approval. <br />8. As-buil!s of storm sewer, sanitary sewer, and water systems will be required to be <br />submitted per City Design and Corstruction Standards and SpEcifications for <br />Development. <br />3l� <br />
