A Performance Guarantee is required for street improvements on Beverly Lane <br />prior to any building permit being issued. <br />10. Detention of storm water runoff is required in accordance wifh City standards. <br />11. Treatment of stonn water runoff from paved areas must occur, per City standards, <br />prior to discharge of the storm water from the site or to a stream or �n�etlsnd. Storm <br />water treatment is required when 5,000 square feet of pavement is created by a <br />project. <br />The options for storm water treatment for this project are: <br />a) a wet pond <br />b) a constructed wetland <br />12. All storm water facilities shall be designed in accordance with Cit�� stcndards. <br />13. Landscaping must be provided per Section 35 of the Zoning Code. <br />a. A landscape strip a minimum of ten (10) feet wide must be provided in <br />the front yard setback area along the Evergreen Way Street frontage, <br />except for t;ie driveway. This area shall be planted with Type !II <br />landscapi�g. <br />b. A landscape strip a minimum of ten (10) feet wide must be provided <br />along the west property line where the property abuts the R-1 zone. <br />This area shall be planted with Type II landscaping. <br />c. A landscape strip a minimum of ten (10) feet wide must be provided <br />along the south property line where the property abuts 5R 525. This <br />area shall be planted with Type II landscaping. <br />d. A minimum of 2,021 square feet of landsr.aaing shall be provided in the <br />interior of the parking lot for the 76 parking stalls. Landscape areas <br />must be planted and located per Section 35.080E of the Zoning Code. <br />e. Prior to issuance of any permits, lane�scaping plans must be reviewed <br />and approved by the Planning Department per Section 35.100 of the <br />Zoning Code. The landscaping plan rnust show location and <br />dimensions of required vegetated swales, wetponds, detention ponds, <br />rockeries and retaining walls, and grading at 2-foot intervals. Irrigation <br />systems must be provided in all landscaped areas pEr 3ection 35.130 c�f <br />the Zoning Code.
