All requirements are preliminary (n �ature, and ars based upon <br />ihe preliminary sfte plan and the ordinances in effect at time ot submi;tal for SEPA reviex. The proposal <br />musl camply with all ordinances in effeU at lhe time a compiete 6uilding permit application is filed, including <br />those not specifically set forth herein. <br />1. A Pubtic Works Petmit is required for this project. Detailed drawings in accordence wilh City Desig� and <br />ConstruGion Standards shall be submitted to the Public Waks 17eparimerrt, showing s'r,a parking layout, <br />tendsczpir�q, utilities, storm drainage, temporary construction erosion control, and a0 required <br />improvements in the pub!ic right-af-way. Public Worics Department approval of these drawings Is <br />requlred prior to any permits being issued. Atl improvements shell be completed, apprcved anc <br />warranted before Ihe Occupancy Permri is issued. <br />2. Parking must meet Ciry Zoning Code and City Design and Construction Standards for DevelopmenL <br />3. Any gradin�ll on this site shall be dane so as to not impact the surrounding properties. <br />4. 'Ihe project must comply wiJ� Uie current City of Everelt Building Code and Sprinkler Ordinance. <br />5, Speclal charges tor connection to the sewer and water systems in accordance with Ordiaance 1998-94 <br />and subsequent revisions are applipble. These charges are based on projeded waler usage and can <br />be substantial. The applicant is encouraged to obtain a copy of the Ordinance and determine estimaied <br />chargas prior to bulkling permii applicalion. The actual chages shall be computed by the Public Works <br />Department per the ordinance in effect al the time and'according to (he informalion on the approved <br />plans at lhe Iime of building permit Is.su2nce. <br />6. The driveways on SW Evaretl Mail Way must be removed and replaced with curb, gutter and sidewalk <br />per CRy standards. <br />7. A Qre hydrant is required wilhin 200 driving feet but not closer than 50 feet of every slruGure. <br />B. Cily streets are to be kepl clear of dirt and depris at ail times during construction. Dust suppresslon and <br />street cleaning must occur as direded by the Public Works Inspector. <br />9. As-bullts oF slomt sewer, sanitary sewer and water systams will be required to be submi@ed per City <br />Design and Co�isVuction Standards and Specifiqtions for aevelopment, <br />10. Any broken or damaged sfdewalk shall ba repairedlreplaced per lhe City Pudic Works lnspector. <br />11. Walkways must be provided from each use in the hulding to the public sidewalk <br />12. Ali exposed ground must be reseeded within 30 days of ihe compleFion of constructie.n. If reseed(ng Is <br />not practical due to weather or seasonal probiems, ihe ground musl be covered with mulch as direc?ed <br />by :he Ciry Engineer. <br />13. Temporary erosion control measures for construclion adivity must be operafior:al p; ior re <br />oommencement of any clearing or earthwork. <br />14. A traffic mitigation fee of $34,381 is requfred pria to issuanca of the flrst permit. <br />
