Meridian Ave. is a residential street of min�mal width with no <br />pedestrian facilities. Access will not be alloxed from the parking lot <br />onto Meridian Avenue unless the developer elects to install full street <br />improvements on both sides to connect to the improvement installed by <br />LID 714A or install a suitable alternative as approved by the City <br />:raf:ic Engineer Which will mitigate the traffic safety impacts. (SEPA <br />Transportation/Circulation Policies). <br />2. Screening of all outdoor refuse disposal areas must be provided. (SEPA <br />Aestheties Policies). <br />3• A solid wood fence a miniminn of 6 feet higt� must be provided along the <br />entire south property line inside the retaining wall for noise and <br />project buffering. A lar�dscape strip must be provided betxeen the <br />retaining wall and the fence. This must be planted with evergreens and <br />be maintained by the owner of this development. (SEPA Aesthetics and <br />Noise Policies) <br />MITIGATION REqUTAED BY E%ISTINC CODES AND OADINANCES: <br />1. A fire hydrant is required within 200 drlving feet but not closer than <br />50 feet of every structure per Ordinance 493-76 iSEPA Public Services <br />Policy). <br />2. S ep C�harges for connection to the sewer system in accordance wiLh <br />y� Ordinance 98 �are applicable. The actual cost shall be computed by <br />��'��J pY the Buiiding Department per the ordinance in ef,ect at the time and <br />according to the information provlded on the appr��ved plans on the date <br />of permit issuance (SEPA Utilities Policy). <br />
