Public Services: <br />Finding: The site has an existing water main on the property frontage that can serve <br />this site. <br />Conclusion: Adequate water supply will be available to the new lots. <br />Finding. This site does front on a public sewer main; all connections will need to be <br />made to City Standards, <br />Conclusion: Adequate sewage disposal will be available to the new lots. <br />(iii) Appropriate Storm Drainage Improvements: <br />Finding: Drainage improvements are required on this site as described in SEPA MDNS <br />No. 78-95. This includes on -site detention and water quality treatment measures. <br />Conclusion- All improvements required in the SEPA determination for the proposed <br />retail and restaurant buildings and associated parking apply to the new lots. <br />(iv) Adequate Fire Hydrants• <br />Findina: City standards require a fire hydrant to be located within 200 feet of all <br />commercial structures. <br />Conclusion• A total of four (4) fire hydrants must be provided to serve the proposed <br />structures. The location of new hydrants must be approved by the Fire Department. <br />(v) Appropriate access to all anficipate"Eea within the plan: <br />Finding: The site is being developed per the approved site plan which provides <br />adequate access to the commercial uses proposed on the site. <br />Conclusion* The site plan approved provides adequate access for the proposed uses. <br />
