17. Placement and screening of refuse disposal areas must be provided per Section 39.080 <br />of the Zoning Code as follows: <br />a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all <br />multiple family, commercial, industrial, and institutional developments and shall <br />not be located in a required front yard setback area, or street side setback area <br />for comer lots. Where an alley abuts a lot, the garbage receptacles, dumpster, <br />or recycle bin shall be located adjacent to the alley. <br />b. All garbage dumpsters and recycle bins must be screened from view from the <br />street and from adjacent properties. This screening may be done using dense <br />vegetation or by placing the dumpster or recycle bin in a structural enclosure. <br />18. Any rockeries or retaining walls proposed in required setback areas must be in <br />conformance with Section 39.150 of the Zoning Code. <br />19. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 <br />of the Zoning Code. <br />20. The rear building setback abutting the single-family zone in the county shall be a <br />minimum of 10 feet plus one foot for each foot that the building exceeds 15 feet in <br />height. Building height shall b'e a maximum of 40-50 feet, depending upon whether the <br />building is located within 100 feet of the residential zone to the south. <br />21. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the following: <br />a. A landscape strip a minimum of 10 feet wide must be provided in the front yard <br />setback area along the Everett Mall Way frontage, except for the driveway. This <br />area shall be planted with Type III landscaping. <br />b. A landscape strip a minimum of five feet wide must be provided along the east <br />and west property lines. This area shall be planted with Type III landscaping. <br />C. A landscape strip a minimum of 10 feet wide must be provided along the South <br />property line where the property abuts the R-1 zone. This area shall be planted <br />with Type III landscaping. <br />d. A minimum of 35 square feet of landscaping shall be provided in the interior of <br />the parking lot for each parking stall provided. Landscaping must be provided <br />per Section 35.080.E of the Zoning Code. <br />e. Prior to issuance of any permits, landscaping plans must be reviewed and <br />approved by the Planning Department per Section 35.100 of the Zoning Code. <br />The landscaping plan must show location and dimensions of required vegetated <br />swales, wetponds, detention ponds, rockeries and retaining walls, and grading at <br />2 foot intervals. Irrigation systems must be provided in all landscaped areas per <br />Section 35.130 of the Zoning Code. A 2 year maintenance assurance device <br />must be provided for the landscaping per Section 35.130E of the Zoning Code. <br />22. An approved automatic fire suppression (sprinkler) system is required for all structures <br />over 6,000 square feet, as required by City Ordinance No. 1902-92, Chapter 16.76, of <br />the Everett Municipal Code. <br />
