5. The presence of a high groundwater table an wetlands on and adjacent to this site. <br />indicate that the soils and site conditions are probably not suitable for an infiltration <br />basin. In an infiltration basin is no feasible, a wetpond will be required. <br />6. In general, no stormwater facilities, with the exception of necessary discharge systems, <br />may be located inside wetland or stream buffer areas. <br />7. On -site detention of stormwater runoff is required per city standards. <br />B. Treatment of stormwater runoff from paved areas must occur, per city standards, prior <br />to discharge of the stormwater from the site or to a stream or wetland. <br />9. Landscaping will be required for surface ponds and basins to provide screening and an <br />aesthetically pleasing appearance. A landscape plan must be submitted and approved <br />during plan review. Landscaping shall be provided outside of the high water mark and <br />may be required to be included in a separate tract under common ownership. <br />Installation of the landscaping per the approved plan is required before final approval. <br />The city may require formation of a Homeowner's Association to maintain all landscape <br />areas. <br />10. Discharge of water to wetlands should mimic natural discharges as much as is feasible. <br />Point source discharges should not be created where they do not naturally occur. <br />Techniques that result in dispersed discharge, such as dispersion trenches or buried <br />perforated pipe located at wetland buffer edges, can be used to mimic naturally <br />occurring sheet flow into wetlands. <br />11. Natural wetlands may not be used to meet detention requirements for stormwater. In <br />addition, stormwater detention is generally not allowed in wetlands created for <br />mitigation. However, with certain types of mitigation wetlands, a restricted outlet and <br />fluctuating water table is desired and designed feature of the wetland. Detention of <br />clean or treated stormwater runoff may be permissible under these circumstances. <br />Treatment of stormwater runoff is not allowed in either natural or created wetlands. <br />12, Approximately 3,500 GPM of water flow is available at this site at 20 psi residual <br />pressure. <br />13. Any broken or damaged sidewalks shall be replaced pr the City Public Works Inspector. <br />14. City streets are to be kept clear of dirt and debris at all times during the construction. <br />Dust suppression and street cleaning must occur as directed by the Public Works <br />Inspector. <br />15. Permits must be obtained for all fill removed from the site and placed within the City <br />Limits. <br />16. A pedestrian circulation system for the site must be approved by the Planning Director <br />and Traffic Engineer prior to the issuance of any building permits. Walkways must allow <br />pedestrians and wheelchairs to gain easy access from sidewalks and bus stops to <br />building entrances through the use of paths which are physically separated from vehicle <br />traffic and maneuvering areas. (See the city's Design and Construction Standards and <br />Specifications Manual and Section 39.165 of the Zoning Code.) Note: modifications will <br />need to be made to the parking lot layout in order to accomodate this requirement. <br />
