I <br />a. On -site detention is required, or, in lieu of providing on -site <br />detention, payment to the City Drainage Fund 340 is allowed. A <br />catch basin must be provided which has a valve which can shut off <br />all flows leaving the system in case of a fuel spill. The valve <br />must be closed prior to any filling of the underground tanks and <br />in the event of a fuel spill on the site. <br />b. An oil water separator must be provided. <br />c. The underground tank must be double containment fiberglass tanks <br />with an alarm leak monitoring system. A spill protector must be <br />provided at the bank fill points. <br />d. Grass lined swales must be provided. Drainage from the detention <br />system must be routed through the Swale prior to leaving the site. <br />e. A curb must be provided along the east property line from the <br />north corner south to below the beginning of the culvert to <br />prevent site drainage/fuel spills from entering the North Creek <br />tributary. A landscape strip a minimum of 5 feet wide must be provided along the <br />entire 100th St. SE frontage and along the east and west property lines <br />where the parking areas and driveway abut the property line. Planting <br />must be evergreen trees or shrubs a minimum of 3 feet in height. (SEPA <br />Aesthetics Policies) <br />4. The fence proposed along 100th St. SE must be sight obscuring or the <br />landscaping required along 100th St. SE in item 3 above must be <br />sufficient to provide a 6 foot high sight obscuring barrier on the <br />street side of the fence. (SEPA Aesthetics Policies) <br />5. All exterior lighting must be directed downward onto the site. (SEPA <br />Light and Glare Policies) <br />6. Screening of all outdoor refuse disposal areas must be provided. (SEPA <br />Aesthetics Policies) <br />MITIGATION REQUIRED BY EXISTING CODES AND ORDINANCES <br />1. A fire hydrant is required within 200 driving feet, but not closer than <br />50 feet of every structure per Ordinance 493-78. A new fire hydrant <br />will be required for this proposal. Right-of-way is to be dedicated to the City for street purposes for <br />100th Street SW, as shown on the site plan dated 2/16/87 per Ordinance <br />555. (SEPA Transportation/Circulation Policies) <br />3. Special charges for connection to the sewer system in accordance with <br />Ordinance 964-83 are applicable. The actual cost shall be computed by <br />the Building Division per the Ordinance in effect at the time and <br />according to the information provided on the approved plans on the date <br />of permit issuance.
